Acquired in October 2011, this is an upscale, 39-unit townhome community in Lake Zurich, Ill. After purchasing the property, Foxford Communities improved and completed construction of 10 unfinished units that a previous developer had started construction on in 2008. Foxford sold the 10 homes within eight months. They then revised the architectural plans for the remaining 19 townhome sites, and construction of the homes began in late 2014. Foxford delivered its final home in the summer of 2017.
After purchasing 72 of the 118 units in 2012, Foxford completed and renovated existing condominiums with more modern luxury finishes. Foxford also made significant improvements to the property by stabilizing its condominium association, completing exterior infrastructure, and making internal building improvements. Sales were completed in 2015.
Located in the downtown, transit-oriented Depot District of Berwyn, Ill., Century Station was built in 2008 as a five-story condominium complex with 10,000 square-feet of ground-floor commercial space. Foxford Communities purchased the 52-unit, mixed-use building in October 2014 with plans to improve the exterior of the property and update its common areas. The property was sold in 2016.
Foxford Communities acquired Van Buren Lofts, a 182-unit loft development in Chicago’s popular West Loop, in May 2011. Foxford purchased 52 of the building’s unsold homes, made design improvements within the units, re-positioned the pricing of the homes, and fully capitalized the homeowner’s association fund. Once all of the improvements and changes were in place, the remaining homes at Van Buren Lofts sold within 18 months.
In June 2011, Foxford Communities acquired the prestigious Lansdowne Estate, a 21-acre lakefront development located in Lake Bluff, Illinois.
The development includes the property’s seven lots, one of which features the historic Lansdowne mansion. After purchasing the development, Foxford unveiled new designs and pricing for home sites, including plans for a private beach with more than 300-feet of Lake Michigan frontage.
In October 2012, Foxford Communities acquired Carriage Pointe, a 73-acre property in Fort Pierce, Florida. with 131 single-family developed home sites ready for construction. In 2014, the entire parcel was sold to a prominent local developer.
In 2010, Foxford acquired 68 home sites within Hawthorn Trails, an established community in Hawthorn Woods, Ill. Foxford made significant infrastructure improvements to the community. All of the home sites Foxford purchased and developed were sold by the first quarter of 2015. In November 2016, Foxford received final approval of the final phase of Hawthorn Trail. The was a mixed-use project, consisting of commercial development and 39 clustered single family homes. In June 2017, this phase was sold to Icon Building Group.
This small enclave of custom-built homes in Bannockburn, Ill., was launched in 2008. In August 2013, Foxford Communities purchased the five remaining lots and partnered with a custom builder to build out the balance of custom homes in the community. Foxford sold its first home less than one month after starting construction and finished its last home in the summer of 2017.
In October 2015, the Village of Gurnee approved this project, which includes 73 age-targeted single family lots, an assisted-living facility, and a retail-development pad. In June 2016, the single-family lots were sold to a prominent national home builder. Then, in July, the assisted-living parcel was sold to a nationally-recognized assisted-living operator.
In August 2013, Foxford Communities acquired Wimbledon Estates, an exclusive community of seven home sites designed for custom homes in Lake Bluff, Ill. A year later, Foxford broke ground on the community, partnering with a local builder to build out the community. Two lots remain available for purchase or build-to-suit.
In January 2011, Foxford purchased 39 single-family home sites at Prairie Lakes, a community of 150 homes located within the St. Charles, Ill., school district. Foxford sold all of the home sites to local builders by November 2015.
